Gabriel Guerrero and Justin Chu of KW Commercial came out on top in the list of winners in Los Angeles. The CoStar Power Brokers Deals winners are determined by the top deals based on price and square footage.

Gabriel D. Guerrero attended the University of Southern California (USC) in 1989 and graduated from the prestigious USC Ross Program In Real Estate Development in 2002. Gabriel began his career at Sperry Van Ness, one of the nation's largest commercial real estate companies, where he won the coveted Achiever's Award in 2001 before branching off and starting his own firm in 2002. He was brought on by KW Commercial to make an impact in the Institutional Asset arena utilizing his BIG HOUSE brokerage abilities in a more personal and creative approach building relationships with his clients. With over 22 years of experience, Gabriel is skilled at creating and utilizing complex Pro Formas for both large asset marketing and development.

 

Gabriel Guerrero and Justin Chu represented both buyer and seller on the largest multi-family transaction in Los Angeles County and Southern California in decades, a $402-million multifamily property portfolio deal in Downtown Los Angeles.

 

Guerrero and Chu skillfully prepared pro forma financials to show the potential of the properties rather than how they were currently doing. There is great significance to this transaction for Downtown Los Angeles and the surrounding area. This sale keeps 1,038 units that would have otherwise been condos within rental capacity, adding to Downtown Los Angeles' vibrancy as a great rental market.
